Homebuyer Document Checklist
The fastest path to preapproval is a complete file. Here is what lenders typically ask for, organized the same way BOLD100's interactive checklist is.
Identity
- Government-issued photo ID
- Social Security number provided directly to your licensed loan officer through a secure channel — never by email and never through this site
Income
- Pay stubs covering the most recent 30 days
- W-2 forms, typically for two years
- Federal tax returns if self-employed, commissioned or landlord income is used
- Documentation of child support, retirement, disability or Social Security income if used to qualify
Assets
- Two months of statements for checking, savings and other asset accounts — all pages
- Retirement or investment account statements if used for down payment or reserves
- A gift letter and paper trail for any gifted funds
Employment
- Two-year employment history including addresses and dates
- Explanation for gaps in employment
- Business license, CPA letter or profit-and-loss statement if self-employed
Special situations
- Divorce decree or separation agreement
- Bankruptcy discharge or foreclosure documentation
- Landlord contact information or 12 months of cancelled rent checks
- Permanent resident card or visa documentation
- VA Certificate of Eligibility or DD-214 for veterans
